The community zone offers modern living for young families and people seeking a balance between community life and personal space.
The first project zone is creating a lively community living in apartment buildings located near the village of Koplotovce. The sector also includes a kindergarten, a retirement home, and small commercial spaces that encourage daily neighbourly encounters and natural relationships.

Housing that connects people, nature, and everyday life. Ideal for those who want to be part of a lively community, but also want to maintain their privacy.
Terraced houses and semi-detached houses offer a balanced living space, with private garden for relaxation or hobby cultivation and a community that naturally connects neighbours. The proximity to nature promotes a healthy lifestyle, while the zone’s layout creates space for friendly coexistence.

Peace, space,

The largest part of the area offers 44 detached houses scattered in nature, each with its own land. The silence of the forest and the peace that surrounds you every day.

A project focused on sustainable development through blue-green infrastructure and the principles of green urbanism. From ecological materials and passive energy use to thoughtful placement in the landscape that respects nature and reduces the carbon footprint.
Transport
infrastructure
The main new road network has an asphalt surface, while the secondary road network extending into the forests is made of ecological materials with a crushed stone surface.
Water
retention
Water retention measures capture water in fire protection tanks; the rest of the water seeps through the landscape system (green belts and ditches) locally into the area.
Own well and
water distribution
Own water well with a pumping station, water is pumped into a water tank located at the highest point in sector 3, and supplies the entire area by gravity.
Complete
electrical networks
Complete electrical networking of the site from a high-voltage line with several local transformer stations. Electrical networks are located in easily accessible green belts along the road. Low-voltage distribution (internet and telephone connections).
Natural wastewater
treatment
In sectors 2 and 3, vegetative wastewater treatment plants (koreňové ČOV or KČOV) are planned – decentralized systems that mimic natural wetlands. They operate through biological and physical processes of plants and soil microorganisms. In sector 1, an MBČOV (mechanical-biological wastewater treatment plant) is planned.
Renewable
energy sources
The project allows for the installation of solar panels and small wind turbines. Thanks to its considered orientation and open space, it enables effective and sustainable energy solutions.
